The Pioneer Wikihouse

If you look at the options for building an ADU you have three choices:


  1. Build from scratch by hiring an architect/designer and a contractor to build the ADU

  2. Convert an existing structure (usually a garage) and hire an architect/designer and a contractor to complete the conversion.

  3. Use a prefab that plops an ADU on your property and "saves" design and contractor fees as well as time, but may still require subcontractors for plumbing, foundation, and electrical work.


Using any of these options is going to cost between $200 to $500 per sq ft. with the garage conversion being the cheapest if it's in good shape.


I propose we have a fourth option and that's the Pioneer Wikihouse, an affordable, digital produced kit that can be assembled by the layman and built out with minimal cost using subcontractors.


Using the Pioneer Wikihouse eliminates the need for an Architect/Designer since the plan is available for free. Now that doesn't mean you don't need plans drafted, Title 24 calculations and structural engineering stamps tailored to your local, but it's going to save money, lots of money. Depending on how much DIY you do, and I intend to do a lot, I think you can reduce the cost per sq ft. to $150 which for the Pioneer house would cost $80,000. But even at $200 per sq ft. the cost for the 522 sq ft. Pioneer House would be $104,400 and that's for a brand new "backyard" home!
