I'd like to say two ADUS based on the original proverb which refers back to medieval falconry where a bird in the hand (the falcon) was a valuable asset and certainly worth more than two in the bush (the prey).
As for an ADU is it really worth building a backyard home given the aggravation and cost vs. just being content with what you have, which is a backyard you can enjoy minus the worry of being a landlord.
And worry is the keyword, from the initial ADU design to the City's sign off, there's plenty of worries to go around.
I say this because it seems there's a never-ending series of requirements when it comes to building an ADU in San Jose, and I'm sure this holds true for any city in California. Here are a few:
Sprinklers are required if the rear and side setbacks are less than 5 ft which typically adds an additional $6500.
If the sewer line has to be attached to the street, not the house, this adds an additional $15,000.
If the water supply pipe to the house has to be upgraded that's an additional $35,000 and an increase in the monthly fees from your water company
If the fire hydrant isn't within the required distance to the proposed ADU (was 400 ft then moved to 600ft) you as a homeowner can put one in for $40,000 but sprinklers are obviously the cheaper option. Also, note the fire hydrant has to have a certain PSI output.
New California building codes starting in 2020 may require a dedicated water line to the ADU and who knows what else!
